Christie’s expands into Caribbean with Oceano Homes affiliate

Christie’s International Real Estate, a luxury real estate network, has expanded to the Caribbean island of St. Martin/St. Maarten by Oceano Homes, an affiliate brokerage firm.
Oceano Christie’s International Real Estate will now be the name of the affiliate brokerage, based in Orient Bay.
According to a statement, Oceano will be Christie’s exclusive affiliate on the island. Pablo Yahuda will lead the organization.
Vanassche and Christie’s entered into a master licensing agreement last November, allowing them to create Christie’s International Real Estate Caribbean Affiliates.
“The network within the network” is a central source of listings, market data, and marketing tools. It also aims to foster inter-island cooperation between leading luxury brokerage firms in this region.
Vanassche is now managing partner of Christie’s Caribbean affiliates.
Oceano Homes was founded in 2016 by Pablo Yahuda, Christophe Cassar and saw an almost 40% increase in annual sales.
Vanassche stated that “Pablo & Christophe have built an independent brokerage with a focus in innovation and a wealth market knowledge – which is what makes them a great addition for the network.”
Yahuda stated that the affiliation will increase brokerage’s value proposition.
Yahuda stated that Christie’s International Real Estate’s dedication to providing exceptional service is something Yahuda admires.
Christie’s states that St. Martin/St. The Maarten territories are attractive because of their beaches, cultural and eating hubs and tax policies.
The southern Dutch side has no capital gains or property tax on real estate sales. Residents must pay France tax on real estate and property taxes in France on the French side of St. Martin’s.
According to the brokerage network, almost 60% of island’s buyers are from outside the United States, Canada, France, and the Netherlands.
“The market is still very strong on the island, but the buying frenzy that we witnessed during COVID has decreased. Yahuda stated that buyers are more careful and thoughtful in their buying decisions.
Vanassche is currently looking for new affiliates in Puerto Rico and the Dominican Republic. According to a statement, he also plans to expand Christie’s network into Belize, Anguilla and Jamaica, Aruba and St. Kitts & Nevis, as well as other Caribbean countries and territories.
